Here are a few of the more frequently encountered ADU types.
Backyard ADU - Backyard ADUs are built as standalone structures in the backyard, offering more privacy than attached ADUs while fitting seamlessly with landscaping design elements on property. However, detached ADUs may cost more due to additional expenses associated with running utilities to a separate structure.
Garage Conversion ADU - Garage conversion ADUs involve converting an existing garage into living space for cost-cutting reasons, providing more living space than building from scratch would ever do. However, such conversion may require extensive modifications such as adding insulation and upgrading electrical and plumbing systems in addition to any possible structural modifications of an existing structure.
One-Bedroom ADU - One-bedroom ADUs are small structures which typically consist of one bedroom, bathroom and living area. Their main advantage lies in providing additional living space to either small families or individuals looking for extra room; however they may not be appropriate for larger households or people needing more living area.
Two-Bedroom ADU - A two-bedroom ADU is an ADU which typically consists of two bedrooms, a bathroom and living space. The main advantage is providing additional living space to larger families or multiple occupants at once - however building such an ADU may cost more and take more land space to construct.
Detached ADU - Detached ADUs are built separately from their primary residence, such as guest houses or backyard cottages, providing more privacy than attached ADUs while being designed to blend into landscaping beautifully for aesthetic purposes. However, detached ADUs tend to cost more as there are additional expenses involved with providing utilities services directly to such structures.
Granny Flat - A granny flat is an independent living area within a larger home that includes its own entrance, kitchen and bathroom facilities. A granny flat provides additional living space for family or guests as they age in place or for additional income generation; alternatively it may also provide less privacy than an ADU detached dwelling unit (DBU).
Carriage House - A carriage house is an attached ADU traditionally used to house horses and carriages, but these days can also serve as living quarters with bedrooms, kitchens and bathrooms. A carriage house adds charm and historical significance to a property while remaining cost effective due to its distinctive design - though costs associated with building may rise due to this unique property feature.
