San Jose has pioneered a successful program of pre-approving certain design plans of ADUs to speed up the permit process – pre-approved construction plans are submitted as part of a site-specific ADU permit application, skipping the structural review by the city engineers. We have designed two plans for the San Jose Pre-approved Master Plan Program.
Today, we are proud to offer two standardized construction plans that are pre-approved by the City – 747sf and 1000sf.
This way we offer our customers the fastest, lowest-cost permit process in San Jose.

Our 747 SF unit has 2 bedrooms, 1 bathroom, combined kitchen/dining/living area, dedicated laundry and storage space. Click the floor plan image and do an online walk through.
Both designs will offer its owners lots of natural light and good amount of storage space, as well as several options for exterior and interior finishes.
Our 1000 SF unit has two bedrooms (one of them with a walk in closet and en suite bathroom), two bathrooms, stacked laundry. Click the floor plan image to walk through. You are invited.
This will not be a manufactured home, you will not be paying money for the transportation of the unit and the crane costs. This will be a site-built ADU – built according to your color and style preferences – the layout is set, but you can pick any finishes, fixtures and furniture. We can even move a couple of interior walls for you if you want us to. We are a custom ADU builder, after all.
Certain conditions will need to be met. It must be a detached ADU project – and our plans are. Your lot must be zoned residential and have an existing single-family home or duplex already built on it. The property cannot be located in a geo-hazard, landslide, WUI (Wildland-Urban Interface) or flood zone.
We will still need to identify if the project or site is subject to any special permits, clearances, or variances, and to make sure the project concept complies with the City’s zoning codes. But if we check off all these items – you will get your permit within a month.
